Steps of Buying Property in Italy: Brand New Property in Italy

• Decide on the property you would like to buy in Italy

• Reserving the property for 10 days.
When signing reservation form you are going to pay € 10,000 to secure the property not to be sold for the next 10 days. You will have 10 days to cancel your reservation form without any penalty and your € 10.000 will be paid back to you without any deduction.

• Signing priliminary contract. This contract will be signed by seller and buyer. ın this case buyer pays 25 % or 30 % of purchase price.


• After 2 weeks, if you like to go through with your purchase, legal contract will be signed by buyer and seller


 

Expensed When Buying Property in Italy: Brans New Property in Italy

• 10 % VAT: This amount will be calculated based on contract value. IF you decide to live permanently in Italy and declare this when buying the property to the state then you are going to pay only 4 % VAT.

• 2% Notary Registration fee: This amount will be paid at notary when signing registration documents. Including electric and water connection fees and the registration of the property at the cadastral office.

• € 600: If you need certified translator at the notary or the contract to be translated to your own language. So this payment is up to you only if you like to have this extra service.

• € 80: Issuing Italian tax number

• € 200: Service fee for connections / activation

• € 300 (-/+): Annual property tax for 2 bedroom apartment (approximately)

• € 500: Power of attorney if requested

• € 600 / € 700 (-/+): Maintenance fee for 2 bedroom apartment per year approximetely


 

Expenses When Buying Property in Italy: Resale Property in Italy

• 3 % Purchase Tax: This amount will be calculated based on contract value

• 1,5 % (-/+) Notary Fee: This amount will be paid at notary when signing registration documents

• € 300 / € 400: Utulity connections for resale properties in Italy

• € 300 (-/+): Annual property tax for 2 bedroom apartment (approximately)

• € 600 / € 700 (-/+): Maintenance fee for 2 bedroom apartment per year approximetely
